Mike Giamou

Mike Giamou, CRF, ACoM, ARM, CPM*candidate

President

Mike is the founder and President of Simplified Rentals Incorporated. Mike has earned designations from IREM (the Institute of Real Estate Management) and REIC (the Real Estate Institute of Canada). These designations include a CRF (Certified in Real Estate Finance), an ACoM (Accredited Commercial Manager), and an ARM (Accredited Residential Manager). Mike is also a CPM (Certified Property Manager) candidate, and expects to receive his mortgage agent license by early 2018.

Mike is an entrepreneur who founded two companies in addition to Simplified Rentals. MG Professional Services Ltd. (established in 2008) provides clients with a wide-range of financial and operational consulting services, and MCG Consultants Incorporated (established in 2013 and co-founded with Chris Giamou) provides real estate development management services.

With more than a decade of finance and real estate experience, Mike provides the leadership and expertise that drives the Simplified Rentals team.

Mike is also the visionary behind Simplified Rentals’ own in-house, comprehensive property management software platform that is expected to revolutionize the management experience for clients, owners, tenants, and managers alike.

Of Mike’s many projects, one of the most notable is his 2006-2014 corporate restructuring of a GTA real estate development and management firm. It was here where Mike undertook to bring corporate organization, structure, and governance to an otherwise disorganized and inefficient environment. Mike established corporate controls and a reporting structure, in addition to facilitating and designating several new positions within the firm. As Corporate Financial Controller, Mike was directly responsible for managing an annual operating budget in excess of $5 million. He spearheaded turnaround initiatives to help restore financial success to an inefficient and underperforming rental portfolio whose annual losses were previously in excess of $500,000. Ultimately, he successfully achieved an annual profit increase of almost $1 million.

His experience with property management and construction includes implementing controls to reduce expenses, increase revenues, and restore profitability to residential rental portfolios, in addition to designing and deploying aggressive marketing and sales campaigns which have succeeded in securing above market rental rates on properties throughout the GTA.

Chris Giamou

Chris Giamou, CPA/CMA

Vice President & CFO

Chris is the Vice President and Chief Financial Officer of Simplified Rentals Incorporated. Chris is an accredited CPA (Chartered Professional Accountant). As VP and CFO, Chris’ role is to oversee all accounting, tax, and finance operations of the company, as well as to develop and evaluate new business opportunities for our team and our clients.

Chris pursued a Bachelor of Arts degree from York University, and later completed his CMA certification in 1989. Since attaining his certification, Chris has proven to be the driving force behind the success of his many clients.

Though he is proficient in all facets of financial advisory, his expertise in real estate development spans three decades, and includes Development Management for many projects throughout the GTA. Throughout his career, Chris has overseen the development of over 4,000 new residential units, and approximately 1.0 million square feet of retail and office space, representing an aggregate investment value of over $2.5 billion dollars. His wealth of experience and skillful financial analysis allows him to quickly identify projects that can succeed. Chris employs a network of the very best consultants, designers, engineers, trades, and brokers to deliver on a project’s full potential. Having successfully delivered several projects from start to finish, Chris knows exactly how to navigate the current development environment. He has a proven track record of dealing with City Planners, Heritage, and various community stakeholders, necessary to the success of any real estate endeavour.

Matthew McEwan

Matt McEwan

Vice President, Corporate Development

Matt studied Law, Political Science, and Business at Carleton University before graduating in 2008. Prior to joining the Simplified Rentals team in 2014, Matt worked in procurement and sales management for the Ippolito Group and Bolthouse Farms.

Matt is responsible for overseeing the business development activities of Simplified Rentals and for improving the business processes of the company. In this role, he works closely with all members of our team in order to understand the different aspects of our operation and to help us achieve our clients’ investment goals.

Matt is an enthusiastic, energetic, and driven individual who is the perfect choice to lead the efforts to improve and grow our business.

Jesse Harris

Jesse Harris, ACoM, ARM

Property Manager

Jesse is an extremely driven, focused, and hard-working individual. With more than ten years of construction, property maintenance, and landscaping service experience, Jesse knows the importance of delivering projects on budget and on time, and he has the managerial skills it takes to facilitate all the moving parts of property management.

In addition to an education from Seneca College, Jesse has attained his ACoM (Accredited Commercial Manager) and ARM (Accredited Residential Manager) designations from IREM (Institute of Real Estate Management) and REIC (Real Estate Institute of Canada). Jesse will be continuing his education in 2018 by taking condominium management courses (ACMO) and plans to attain his RCM (Registered Condominium Manager) designation by the end of 2019.

At Simplified Rentals, Jesse liaisons directly with the principals, the Resident Administrator, and the accounting department to ensure all operations are carried out efficiently and effectively. He is directly responsible for overseeing all property management functions, and ensures that all the contractors that work with Simplified Rentals deliver the quality of work which embodies the Simplified Rentals name and reputation.

Matt Brooks

Neda Koljuskov

Sales Associate | Resident Administrator

Neda completed her undergraduate studies in Psychology at York University and was previously employed in the capacity of a Real Estate Agent Support Coordinator at Royal LePage.

Neda started with Simplified Rentals as an Administrative Assistant and quickly made her mark. Supporting all members of our team, Neda helped keep everyone organized, creating new and improved processes along the way.

In her current role, Neda is responsible for leasing and resident administration. She also leads our sales efforts with prospective clients in our rental property management division. Neda’s outstanding communication skills and focus on customer service ensures that our clients and residents receive the service and attention they deserve.
